The out-of-state owners are liquidating this prime parcel of real estate as it is geographically uncomfortable for them to manage its future development. This property has everything necessary in place for immediate development that should satisfy the most sophisticated developer or investor.

The closest comparable properties in Dillon are selling between $7.10 to $9 per sq. ft. - which is reasonable if you consider that city residential lots with all city services sell for about the same per square foot. A typical 6,000 sq. ft. city lot's fair market value would be right at $36k.

Most importantly, most properties north of this property are subject to riparian issues, wetland areas, floodplain issues requiring extensive land-filling or overhead transmission lines, etc. Very few properties are development ready and most all lack basic utilities. All in all, in our opinion, this is the best property of its nature in Dillon, Montana.
